WPA assists clients in all phases of a project from formulation through occupancy working as needed at the clientís location, at a construction site location, and at our offices.

Building Consensus:

From project onset, WPA coordinates outreach, dialog and participation with all stakeholders, including Funders, Public Agencies, Construction Managers / Contractors, Consultants, Various Constituencies, and Community representatives. WPA works to create shared goals, to help client delegate responsibilities, establish and oversee the schedule and budget throughout the project.

Strategic Facility and Community Planning:

In projects of all sizes, WPA establishes short and long-term action agendas to ensure efficient allocation of available resources. WPA assembles facility and community "wish lists", develops project parameters to measure options, and facilitates workshops to produce a client poised to take action.

Participatory Planning:

WPA leads and participates in strategic planning workshops that produce materials to identify project goals and attract funding and support for the project. Together with clients, we prepare grant applications and present projects to funding entities and / or the community.

Conferences, Seminars, and Workshops:

WPA provides essential technical knowledge and skills to nonprofit organizations in half, full-day, and multi-part seminar series. Seminar participants gain the strategies and knowledge needed to take their organizations to new levels of success in serving their communities.

Organization Project Representation:

We participate in Architect and Contractor selection, requests for proposals, contract negotiation, bid analysis, budget, and schedule oversight. WPA leads and manages a project team, meets regularly to resolve issues, coordinates tasks, protects the client’s interests.

Relocation Services:

WPA works with move management professional teams to help budget, plan, and evaluate your facility relocation. We manage all aspects of the move from initial project survey, record management for archival services, facilitate furniture instillation to post-move occupancy and move review (punch-list) services.

Contract Negotiation and Administration:

Utilizing strategy and familiarity with industry standards, WPA negotiates contracts and completes bid analysis through construction administration. We verify qualifications and develop special requirements on the client's behalf for Architects, Contractors, Sub-Contractors, Construction Managers and Vendors.

Design and Technical Document Review:

WPA reviews architectural and planning designs to evaluate "constructability" and potential savings through value engineering. For each project, we verify costs with an independent cost estimator.

Phasing and Occupancy Strategies:

To ensure the continuation of services and accessibility throughout construction, WPA works with clients to develop a phasing plan to minimize disruption and inform stakeholders of the construction schedule.

Lease Reviews and Negotiations:

WPA analyzes existing leases to assure proper implementation and provide comparative financial analysis regarding multiple leases. We evaluate current and projected economic and market conditions impacting real estate to determine effective leasing solutions.

Optimize Financial Performance:

By bringing an owner’s perspective to operations and management we assist our clients in reducing operating costs as it pertains to real estate and reduce occupancy expenses.

Promote Efficient Use Of Capital:

WPA analyzes current and projected real estate requirements and creates a methodology to meet those requirements in a cost-efficient manner. We develop acquisition and/or disposition plans, perform development site selection and lead all transaction negotiations.

Construction Review:

Periodic review ensures design integrity and quality construction. WPA reviews requisitions, change orders and substitutions. We make recommendations regarding time extensions, including cost and schedule implications of revisions.

Project Completion Review:

WPA assists with development of a thorough examination (punch-list) and oversees obtaining As-Built drawings and Owner’s Manuals to resolve any discrepancies. Completion is verified and payments are reconciled.

Board and Staff Training:

WPA facilitates strategies for introducing technology, skill development and other areas of internal organization improvement. Most challenges facing your organization are similar to issues faced by other nonprofits that have been helped to initiate new directions.
